Working For You

As the major voice for Commercial Real Estate in the arenas of local, state and federal government BOMA Greater Cleveland represents our members on legislative issues such as taxes and code & regulatory issues.

At the State level, BOMA Greater Cleveland is one of six BOMA Associations in Ohio that regularly work together to positively impact the State legislative activity. Each year Ohio BOMA, in conjunction with other Ohio based Commercial Real Estate associations, hosts an Advocacy Day in Columbus.  All of the State Senators and Representatives are invited to attend the associated luncheon. In addition, BOMA members and staff from each local association meet individually with State Senators and Representatives to discuss those issues that may impact the Commercial Real Estate industry. We successfully impacted the Historic Tax Credit legislation as well as the anti-smoking rules.  We also discussed BOMA's 7-Point Challenge and requested targeted incentives to encourage businesses to implement cost effective efficiency improvements.

Federally, BOMA International's professional advocacy staff represents your interest before a wide array of policy setting bodies, including the United States Congress, federal agencies, code development bodies, and standards organizations. BOMA defends you on issues such as Capital Gains, extending the 15-year depreciation period for tenant improvements; our industry's proactive efforts on energy efficiency and climate change; and the need to preserve the secret ballot election for the formation of unions.  Position papers are available through the BOMA Center. 

The BOMA Greater Cleveland Governmental Affairs Committee recently introduced the Legislative Lookout to enhance participation in the advocacy process by all BOMA Greater Cleveland Members.

In the past 11 consecutive years, no new Federal mandates were imposed on BOMA members in either the legislative or regulatory arenas. Through BOMA’s involvement on building code & regulations issues building owners have saved over $900 million and over $1.2 billion in annual tax savings. For example, Capital Gains have been reduced from 20% to 15% through 2010.
